Excellent development tract or estate home tract for sale. This 119 acre property is close to malls, hospitals, Frances Marion University and transportation. Country living yet surrounded by nice homes on large tracts. Good level land with the majority being cleared and approximately 32 wooded acres, which includes a nice stand of pines and live oaks. The soil types are conducive to development and public water is available. The property could easily be subdivided into several large estate tract home sites or also developed at a higher density.
This tract is the remaining property that made up ‘Rosenwick Plantation’, which was significant AS being the first farm to grow tobacco in South Carolina. Frank Mandeville Rogers, Sr. experimented growing tobacco on the plantation in 1885 as a more profitable alternative to cotton. The profitability of growing tobacco instead of cotton was a great success and was significant because it allowed smaller farmers and sharecroppers to be able to prosper without owning large tracts or plantations. Rogers also developed the “Off the Stem” method of curing tobacco which greatly increased the quality of the tobacco leaf. This remaining tract is still being farmed, but its highest and best use would be as a single estate tract or a residential development tract.
